Residential/Commercial Property Management

The Dick Luke Company represents the owner in all matters pertaining to the profitable operation of their real property. Our goal is to produce for the property owner the highest net income over the longest period of time. The Dick Luke Company is dedicated to preserving and enhancing the income of the properties that it manages, while the property owner is relieved of the administrative burdens. As a result of managing a large number of properties, we receive high volumes of calls from prospective renters. By bringing together the skilled services of individuals professionally trained in the management of real estate, the owners are beneficially served in the following ways:

• Determining a monthly rent from a Rental Market Survey.
• Qualify/Screen all prospective tenants (credit, job, and rental history).
• Advertise and publicize vacant units through selected media and broker lists. Inspect properties as needed.
• Hire and supervise all labor and employees required for operation and maintenance of the property.
• Negotiate contracts on behalf of the owner for electricity, water, gas, lighting, heating, air conditioning, elevators, janitorial, landscaping, and extermination.
• Purchase all supplies necessary for the operation of the property, subject to owner approval on larger items.
• Keep abreast and posted on conditions and rent schedules of comparative properties in the market.
• Maintain a complete and up-to date system of records available for immediate reference. Our company is equipped with the latest computerized bookkeeping system and can submit accurate monthly computer posted income and expense statements and other monthly reports.
